2. Viewings

3.Tenant Referencing

We keep an extensive database of tenants requiring property in all the areas we cover.

Our reference verification checks confirm the suitability of potential tenants for the property.

Comprehensive reference check to include employer, landlords and Utility references.

4. Legals

Construction of fixed term agreement, outlining both Landlord and Tenant covenants for the lease period, in consideration of the Residential Tenancies Act, 2004.

Completion of the Residential Tenancies Board (R.T.B.) registration form with the required details from the Tenants for registration by the Landlord.

Organisation of a BER Energy Rating Certificate for the property, as required by law for advertising rental properties.

5.Utility Transfers

Organisation of the closing of the Electricity & Gas accounts from the details of the outgoing tenants.

Facilitation the changeover of Electricity and Gas accounts with a provider of the Landlord’s choice.

6. Client Funds

Collection of the Deposit & First Month’s Rent prior to the date of move-in.

Balance following the deduction of the Letting Fee, the deposit, reverted to the Landlord in a timely and efficient manner.
Establishment of a monthly Standing Order for future rental payments to be paid by the Tenant to the Landlord’s account directly.

Property Management

With a portfolio of almost 200 properties, our extensive experiences in any maintenance, rent collection and lease issues that may arise during your tenancy are dealt with entirely by our team, who act as full point of contact for the tenant throughout the lease period. Our management fees are tax deductible, and the service offers peace of mind for Landlords, who can be confident their property will be maintained to a high standard at all times.

Rent Management

Efficient rent collection from all our tenants, by standing order to our client account.

Prompt transfer of rent following any necessary deductions to the Landlord’s bank account.

Access for Landlords to Rentview, our online system of rent collection, outlining monthly financial statements, easily visible to Landlords at any time.

Inspections

All-encompassing property inspection every four months by an experienced member of our property management team.

A full and complete inspection repost will be sent to the Landlord, outlining the condition of the property and offering proposed solutions to any maintenance issues that may require attention. This is something we receive excellent feedback from.

Inventory

A detailed photograph inventory will be constructed prior to move-in, allowing our property managers to accurately compare the condition of the property before and after the lease period.

The construction of these inventories assist in our endeavour to minimise end of tenancy disputes.

First Point of Contact

Our office act as first and full point of contact for the tenants on any issues that may arise at the property.

This relationship between Agency and tenant ensures prompt action on any maintenance matters at the property, avoiding any costly, persistent problems.

The Agency is responsible for all written, email and telephone correspondence with the tenants on any circumstance relating to the property.

Maintenance

We have lengthy and successful working relationships with our team of maintenance people, ensuring reasonably priced and efficient service.

Copies of maintenance and trade invoices available at all times to the to the Landlord through the Rentview system.

Credit terms with tradesmen, meaning no upfront payment required.

End of Year Accounts

Preparation of monthly financial statements for the Landlord and transfer of balances to the Landlord’s account.

Availability of all invoices and statements for the calendar year to facilitate ease of tax returns for all of our landlords.
